Operated by PBOW&J LLC (“The Vendor”)
Definition
“The rented Venue(s)” refers to the exact space(s) the Client has booked — The Space (upstairs), The Space Below (downstairs), or both — as listed in this agreement. These spaces are operated by PBOW&J LLC but treated as separate premises for licensing and permitting purposes.
BOOKING AND PAYMENTS
Retainer & Date Hold
To reserve your date, we require a signed agreement and a 50 percent retainer within 3 days of receiving your contract. The rented Venue(s) include setup and cleanup time.
Balance Due
The remaining balance is due 7 days before your event. If payment is not received, the reservation may be canceled.
Payment Methods
Payments may be made through HoneyBook or by cash/check (appointment required).
Credit Card on File
A valid credit card must remain on file for damages, excessive mess, overtime, or additional charges. By signing this agreement, the Client authorizes PBOW&J LLC to charge the card on file for unpaid amounts.
Non-Transferable Agreement
This agreement may not be transferred or assigned.

Included Furniture & Equipment
What your rental includes depends on which venue(s) you booked. Please review the items for each space:
If you booked The Space (Upstairs):
The Space includes:
- 30 padded folding chairs
- 4 six-foot folding tables
- 4 cocktail/pub-height tables
- 12 bar/pub stools
- 1 convertible wooden table (a wooden table that expands to approximately a six-foot table)
- Couch and lounge seating
- Chromecast projector and built-in stereo system

If you booked The Space Below (Downstairs Lounge):
The Space Below includes:
- Lounge seating and décor
- 2 bar-height counters with seating
- 1 round table with seating
- Accent tables
- Built-in stereo system
The Space Below is a lounge-style environment and comes as is as pictured on our website.
Folding tables and padded folding chairs are not included downstairs, but may be added through the Add-Ons section on page 2 of this contract.
Additional Rentals
Additional furniture, décor, or equipment can be added through the Add-Ons section on page 2 of your agreement.
USING THE RENTED VENUE(S)
General Expectations
The rented Venue(s) must be returned to the condition they were in when your rental began. All décor, supplies, food, rentals, and personal items must be removed by the end of your rental time.
Stress-Free Cleanup Add-On
If you choose our Stress-Free Cleanup service, our staff will handle most cleanup tasks including sweeping, mopping, wiping surfaces, and basic reset. You remain responsible for removing all personal items, décor, outside rentals, leftover food and beverages, and any large spills or damages. This service does not cover repairs or specialty cleaning.
Art Activities
Surface protection is required for all art activities. All art-related cleanup must occur in the kitchen sink only. No art cleanup is allowed in the bathroom sink.
Heat-Safe Silicone Mats
You may use our heat-safe silicone mats (located in the lower left kitchen cabinet) on any stable, flat surface for sternos or heated serveware. Sternos may not be placed directly on wood surfaces.
Decorations
Decorations may not be attached to any surface of the rented Venue(s) using tape, nails, glue, pushpins, staples, or adhesives.
No glitter or confetti is allowed (a $200 fee applies if found).
Decorations may not block entrances, exits, emergency signage, or walkways.
Door Access Code
You will receive a unique access code for entry. The first use marks check-in and the last use marks check-out. A 15-minute grace period applies before and after your rental time. Using the code outside this window may result in overtime charges.
Trash & Boxes
Trash must be bagged, tied, contain no liquids, and be placed in the trash box downstairs. All boxes must be flattened. Clients who purchase the Stress-Free Cleanup service have reduced trash-handling responsibilities.
Camera Review
The Vendor may review interior camera footage in the event of damage, safety concerns, or incidents.
Excessive Mess
If excessive cleaning is required beyond normal use, additional charges may apply.
ALCOHOL AND ENTERTAINMENT
Bringing Alcohol
You may bring your own alcohol for private events.
Where Alcohol May Be Consumed
Alcohol may be consumed only inside the rented Venue(s) and on the outside patio. Alcohol is not permitted in restrooms.
When a TIPS-Certified Bartender Is Required
A TIPS-certified bartender is required for any event where alcohol is being sold or served to the public, including when:
- The event is open to the public
- Tickets include alcohol
- Guests must pay for drinks
TIPS-certified bartenders are available for hire through The Vendor.
General Alcohol Rules
- No kegs
- No shots
- Alcohol service must end 30 minutes before your rental ends
- Events with alcohol must remain under 50 guests
- No alcohol may be consumed during cleanup
- The Vendor does not handle, chill, or serve alcohol for self-serve events
Selling or Charging for Alcohol
Events selling drinks or charging admission may require a licensed server and a one-day permit. The Client must notify The Vendor at least 45 days in advance.
Amplified Sound & Live Entertainment
Any live music, amplified sound, or outside sound equipment brought into the rented Venue(s) requires prior written approval. This does not apply to the built-in stereo system available for guest use. Unauthorized amplified sound may be stopped or may require ending the event early.
SAFETY AND CONDUCT
Behavior and Expectations
The Client is responsible for maintaining a safe, respectful environment. Unsafe, illegal, destructive, or disruptive behavior may require part or all of the event to stop.
Prohibited Behaviors
- Standing on furniture
- Allowing minors to consume alcohol
- Vandalism or intentional damage
- Aggressive or dangerous behavior
- Violating alcohol rules
- Any unsafe conduct that threatens guests, vendors, or property
Dress Code
Appropriate attire is required. Guests must wear shoes at all times.
Client Responsibility
The Client is responsible for the conduct of all guests, vendors, and attendees.
VENDORS AND DELIVERIES
Vendor Access
All outside vendors and rental companies must arrive and depart within your booked hours.
Left Items
Items left behind may be discarded or may incur removal or storage fees.
POLICIES ABOUT CHANGES
Canceling Your Event
Cancel more than 30 days before your event: your retainer is refunded.
Cancel within 30 days: the retainer is non-refundable.
Postponements
Postponements require 30 days’ notice and must be moved to an available date. A rescheduling fee may apply. All services pause until a new date is confirmed and any updated payment timeline is met.
Emergencies / Force Majeure
If an unexpected event beyond anyone’s control prevents the event from happening, The Vendor will work with you to reschedule.
LIABILITY AND LEGAL
Liability
PBOW&J LLC is not responsible for injuries, damages, or issues caused by guests, vendors, or personal property. PBOW&J LLC is not liable for indirect, incidental, or consequential damages.
Insurance
Event insurance is strongly recommended for your own protection.
Legal Fees
If legal action is required to enforce this agreement, the prevailing party may recover reasonable attorney fees.
